As well as paying the rent, you may also be required to make the following permitted payments.
Permitted Payments
Before the tenancy starts (payable to Jackson’s Estates Ltd ‘the Agent’)
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent
During the tenancy (payable to Jackson’s Estates Ltd ‘the Agent’)
Variation of Contract (Tenants Request)
To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents. £50.00 per agreed variation.
Change of Sharer To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents. £50.00 per replacement tenant.
Early Termination (Tenants Request) Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. The cost is calculated at 50% of the rent amount plus VAT. (60% inc. of VAT). These costs will be no more than the maximum amount of rent outstanding on the tenancy. The Landlord must also have given consent for an early release.
Unpaid Rent
Payment of interest for the late payment of rent at a rate of 3% above the bank of England base rate.
Lost Keys/Security Devices
Payment for the reasonably incurred costs for the loss of keys/security devices (Receipts will be shown)
During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
